At this point in the process, we get your ducks in a row. Before stepping into home tours, I’ll introduce you to top lenders for a pre-approval. This ensures you’re financially prepared and ready to make a strong offer when the right home appears.

3. House Hunting: Personalized Home Tours – Finding Your Fit

Now, let’s explore together! I’ll select homes that match your criteria, including off-market options. At each showing, I’ll give input, and listen to your feedback. We’ll refine your search until we find the place that feels just right.

4. Making Your Offer: Strategic Negotiation

Our team will walk you through a fair market price for the property, the conditions we may want to include, current market considerations, and advise you throughout the process. When you find your ideal home, I’ll prepare a competitive offer using market data. I’ll negotiate on your behalf to secure the best price and terms for you. We may walk away, but that's okay. 5. Accepted Offer: Due Diligence – Working Through Conditions

Before going through with the purchase, we will go through the conditions of your offer, there may be certain steps such as a home inspection, title review, feasibility, etc. we’ll tackle each condition, one at a time. Until our conditions are all met, and we can remove subjects and pay the deposit. We’ll then send paperwork to your mortgage broker and lawyer or notary. I’ll guide you through the process, ensuring you’re making a smart, confident purchase. After that, it’s just completion and possession left!

6. Completion: Closing and Possession – Your New Beginning

Congratulations! On closing day, all legal and financial matters are finalized, and you’ll receive the keys after on the possession date to your new home—ready to begin your next chapter in Greater Vancouver.
